Lets see if we can make something work.

I'm around tonight and most of the weekend if you want to look at the house, or you can always go through a realtor.

      Not for nothing.
When tax time comes around you get to write off all your mortgage interests.

Then do something like I did. Start and LLC and you get all kinds of write offs.
You can sell all your current tools to your company and write them off, along with any new tools you buy.
The house is key, since you would own the house you can your LLC will rent from you so you write yourself a rent check every month that is like $700/month tax free and the heat and electricity is also a write off.
Since it is a rental basically anything you do to the property is a write off.
If you use your truck say to drive to Rausch creek to compete, to try to earn money.
That trip is a write off. You could even write off the vehicle.
$400 trip to win $100 but no one ever said you need to be a smart business man.
Basically you will have more to write off than you will want to without getting audited.

You will get a very very fat tax return, I was getting around 10K back.
Then I used that money to buy new tools and start the cycle all over again.
Fix cars and jeeps on the side for more money.

You can do pretty well for yourself on the side, since you will have so much to write off it will mostly be tax free.

Not included having a buddy rent a room.

It's a win win, until the wife and kids come around and slow you way down. Now I just don't have the time to make money in the garage.

      It's all legit business expenses.
I really like my accountant if you want a good contact.

I do all that stuff now. Really saved me actually. I owed over $7k to the feds this yea some how.
I have to see what happens with out house. I hope it moves quick. Also have to look into the commute more, but I really need the space, which is one of my reasons for a new house anyway.

So we moved into the new house well except the garage.
So we want to sell this before my double mortgages start stacking up.
            We dropped the price again.

$180K that is a lot of house/garage for that price.
Plus mortgage rates keep coming down, of course after I already closed on the other house.
They are in the low 4% for normal loan and 3.65 30yr fixed for CHFA.org first time home buy.
So for $5500 down and you roll all the closing cost into the mortgage you payment would be just over $1000/month.
Large tax breaks and a roommate and you will be doing well.

It is close to the highway so commuting is easy, 8, 84, 63, 68 all right there.

We still haven't sold the house we even lowered it to 169,500 way below the appraised value, even further below what I have into it.

So it is time to start looking for renters.
I'm going to rent it at $1500/month if you take care of the lawn and snow removal.
