  • House for sale With 1000sqft Garage

    I'm selling my house after 9years, man time flies.
    I'm guessing $200,000 I still have to talk to the realtor.

    The house should be on the market in a week, if you want a deal save realtor fees act fast.

    89 Beebe St
    Naugatuck CT.
    2miles from route 8 and 5 min from route 84

    1440sqft 3/4 bedrooms. One bedroom we use as the dining room and another bedroom doesn't have closet not a big deal.
    one full bath and one half bath in the house.
    In the last 5 years.
    New roof, hot water heater and boiler chimney liner. All gas.
    Built in 1900 but been slowly upgrading everything.
    Decks and porches etc. small fenced in yard.
    4/5 car driveway.

    The garage:
    1000sqft with it's own utilities. 200amp, gas heat and half bath.
    23x23 cement, the rest is a wood floor which has a basement and attic.
    Great to store the compressor and extra parts in the basement.
    2post rotary lift negotiable

    Probably cheaper than renting.
    You can always rent out the garage it has it own utilities.

    Probably cheaper than renting for most people
    Mortgage interest is tax deductible, you can start a home business write off even more especially with the separate building/utilities all write offs.
    Get a couple roommates almost pay the mortgage.
    Naugatuck city water sewer and garbage pickup included in the taxes.

    This is actually what I did but 8.5years ago.

    www.CHFA.org has first time buyer programs down payment assistance
    Their normal program is 3.5% down so $7000down and fixed 30 year at 3.125
    your mortgage with taxes and insurance would be around 1200-1300/month
    They have down payment assistance programs as well.

        I think we are going to ask $195K to move it fast, listing it on Monday to give me a couple days to clean it up. I may throw in the lift at full asking.
        We have a contract to buy the new house but I need to sell in 120 days, I may be able to stretch it a little but not per contract.

        If you want to take a look I'm going to be cleaning it up for the next couple days. So I'll be around.

                  We just put an offer on a house, no garage I need to sell this house to build a garage.

                  I will be listing my house again next week.
                  I'll know better on the price in a couple days I just had an appraiser look at it assume the 200K ball park.

                  There is also a chance I may just rent it out if anyone is interested.
                  Selling is my first choice.

                  Like I said before check out CHFA.org first time home buyers stuff.
                  you only need 3% down and it will be at least .5% lower than any other rate you can get fixed for 30yrs.
                  So that would only be around $6ooo down and you can buy a house.
                  Your mortgage including tax and insurance will be around $1300-1400 a month.
                  I my include the lift.

                  More to come figure I would put the word out now.

                            To help the house sell faster I’ll be reducing my house next month to 185K.
                            I don't want to be paying 2 mortgages for too long.
                            Just wanted to let you know in case there was any interest.

                            Right now the CHFA.org first time home buyer mortgage rate is 3.5% fixed 30yr. You just cannot be making over $99,840single/year that's the limit for CHFA in Naugatuck.
                            Then it is 3% down so $6,000

                            Then you what you do is, offer more and ask for that back at closing to go toward your closing cost. Like offer 190K with 5K back at closing so realistically you bought it for 185K and rolled in the 5K closing cost into your mortgage. The way I did it.

                            Your mortgage would be around $830 then add tax and insurance total around $1200-$1300/month

                            Then you rent a room to your buddy and have them pay half your mortgage.
